Qualify for the Building Boost Grant and save $10,000 on your new home
Now is a good time to invest in property in Brisbane. The property cycle is on the swing upwards, and economic factors are looking favourable.
Interest rates are still relatively low and housing affordability has improved as a consequence.
The State Government is also keen to boost the housing market.
At the last budget, the Government introduced The Queensland Building Boost Grant, which provides a $10,000 payment to qualified home buyers.
Maximise the Boost Grant and buy specially discounted properties
To help you maximise the benefits of the Boost Grant, Grow Consulting have partnered with leading property developers to offer special discounted deals on outstanding new apartments located in prime innercity locations.
These deals are for a limited time only and are unlikely to be repeated so act quickly. Review the available properties and note the stamp signifying this special offer.
The following information will provide more details on the grant, but make sure you book your seat at our next property investment seminar on this topic.
Who is eligible for the Building Boost Grant?
Certain conditions apply to the Building Boost Grant, but the main things to keep in mind include:
- The home you buy must be new or one that has been 'substantially renovated'.
- The value of the home must be less than $600,000.
- The new home must be occupied as a place of residence (by owner or a tenant).
- Purchase must be between 1 August 2011 and 30 April 2012.
- The grant is available to both home buyers and investors
- If you are a first home buyer and meet all conditions you may also apply for the First Home Owner Grant ($7,000). Added to the Building Boost Grant ($10,000), you can save $17,000.
How the Building Boost Grant work
The Government introduced the Building Boost Grant to stimulate the housing construction sector. You have six months to take advantage of this generous grant to save on the purchase price of your new home, and you can apply more than once.
Example 1: new home buyer qualifies for double-dip bonus of Boost Grant plus First Home Owner Grant, saves $17,000
Mary, 30, works as an architect. She rents an apartment in an inner-city suburb. She loves where she lives. It's near to work and in walking distance to trendy cafes, bars and shops.
Renting however doesn't give Mary the security she craves, plus she doesn't benefit from capital growth on her home. She has been saving to buy and has been waiting for the right moment to enter the market.
With the introduction of the Building Boost Grant, Mary makes her move. She buys a new apartment recently built in the same area. And because Mary satisfies the conditions of the Building Boost Grant, she qualifies for the grant of $10,000.
What's more, because this is the first time Mary has owned a residential property and she meets all other conditions, she also qualifies for the First Home Owner Grant ($7,000). In total, she saves $17,000, but that's not all. As a first home buyer and because her apartment cost less than $500,000, Mary will pay no stamp duty
Example 2: savvy property investors use the Boost Grant to expand portfolio
Jack and Louise are savvy property investors. They own their own home as well as two investment properties. They see the Building Boost Grant as a surefire way to expand their property investment portfolio. So, using the advisory services of Grow Consulting they locate and pay $400,000 for a new apartment in a high growth inner-city suburb. They buy before 30 April 2012 and immediately rent the place out to a tenant.
Jack and Louise meet all the conditions of the Building Boost Grant including time of purchase, price, and the fact the home is new and first occupied as a place of residence. They save $10,000 off the price of their new investment property.
